Diaspora Set to Explore Algerian Real Estate at Paris Fair
SINA Paris 2026, the fifth edition of the Algerian new real estate fair, is scheduled for October 23-25, 2026, at Espace Charenton in Paris. This event is specifically designed to facilitate property investment for the Algerian diaspora in their home country. It brings together leading Algerian real estate developers with thousands of European investors from the diaspora, with expectations to host 16 exhibitors and exceed 12,000 visitors. The fair, established in 2022, has demonstrated significant growth, with visitor numbers rising from 6,500 in 2023 to over 11,000 in 2024, reflecting increasing interest from the diaspora in Algerian real estate.
Attendees will engage directly with prominent developers, including Mawteny by Chiali Immobilier, Promotion Benammar, Primoc, Vertec Promotion, and BM Promotion, who will present new residential projects across diverse Algerian regions such as Algiers, Oran, Constantine, Sétif, and many others. These offerings encompass various property types, from coastal holiday homes to metropolitan apartments and family villas. The event will also feature thematic conferences and provide opportunities for participants to inquire about acquisition procedures, non-resident taxation, and international financing options, ensuring secure investments. The Algerian real estate market's appeal to the diaspora is underscored by factors such as the advantageous dinar-to-euro exchange rate, offering higher quality properties at competitive prices, and rental yields ranging from 5 to 9 percent.
Beyond financial incentives, diaspora members are driven by profound personal motivations, including maintaining a strong emotional connection to Algeria, planning for retirement, building family assets, or securing a holiday residence. Investing in new properties provides peace of mind through legal guarantees and modern construction standards. Algerian authorities actively support this trend through dedicated mechanisms for non-residents, notably the Banque extérieure d'Algérie's (BEA) first French agency in Saint-Denis, which offers tailored financing solutions. Additionally, 2,000 Public Promotional Housing (LPP) units are specifically allocated to the Algerian community abroad, featuring flexible payment terms to ease property acquisition for those with foreign currency incomes.
The consistent demand from the diaspora continues to bolster Algeria's real estate sector, particularly in sought-after areas like Oran, Algiers, and the Kabyle coast, even amid some local market stagnation projected for 2025-2026. High-end property prices in major cities like Oran (17-20 million dinars) and Algiers (25-35 million dinars) are partly sustained by the purchasing power of these international buyers. Registration for SINA Paris 2026 is free but mandatory due to limited capacity, and prospective visitors can pre-register online for priority access and to review exhibitor programs in advance.
